The process
Every settlement follows the same path. Here's what happens at each stage, and who's doing the work.
Send us the contract. We check the special conditions, dates and the seller's Form 2 disclosure, and flag anything that matters before you commit.
We confirm the cooling-off period, make sure your deposit is paid on time and diary every deadline in the contract.
Title, council, rates, water and body corporate searches. If something doesn't line up with the contract, you hear it from us first.
We watch the finance and building & pest dates and stay in touch with your broker, so no condition slips past unnoticed.
Transfer duty lodged, the settlement booked in PEXA and your settlement figures sent to you in plain English.
Funds move digitally, title is lodged instantly and the agent releases your keys. Then we send you the post-settlement checklist.
We prepare your Form 2 seller disclosure statement and certificates. They must be given to the buyer before they sign.
We confirm the buyer's deposit has landed in trust and review the buyer's conditions and dates.
We monitor the buyer's finance and building & pest conditions and respond to any requests on your behalf.
We request your mortgage discharge and work out rates, water and any body corporate adjustments.
Settlement statement prepared, PEXA workspace finalised and your payment directions confirmed with you.
Cleared funds paid straight to your account. No bank cheques, no waiting. The agent hands over the keys.
Fixed fee
Our professional fee is fixed for a standard matter. Searches (disbursements) are separate: they're charged by third parties, passed on to you at cost, and vary from property to property, so your quote shows a typical range. Please also allow for government charges, such as transfer duty and title registration fees, which are paid separately. If you'd like an estimate of these, just ask and we'll provide one. Included in your standard fixed fee
Quotes are valid for 30 days. Anything outside the standard scope is explained and agreed with you first, and nothing starts until you tell us to go ahead.

Before you sign. Once a contract is signed, the dates and conditions in it are binding. A quick review beforehand is the cheapest protection you can buy.
For most residential purchases, buyers have a cooling-off period of five business days after receiving the signed contract. Ending the contract in that time usually means forfeiting a small termination penalty. Some sales, such as auctions, don't have one. We'll confirm exactly what applies to your contract.
Queensland sellers must give buyers a disclosure statement and certain certificates before the buyer signs the contract. Getting it wrong can give the buyer a right to walk away, so we prepare it with you before you go to market.

No. Everything can be done online and over the phone, so you can work with us from anywhere. Just note that we only act on properties in Queensland, so the property you're buying, selling or transferring must be in Queensland.
